What an action packed week with my newest listing!  We had a plan in place to move quickly and yes we did.  It went like this:

Sunday night – tenant moves out.

Monday and Tuesday – I gave my painter two days to paint the front of the house including the shutters and front door.  Install 4 sets of closet doors and paint those.  Touch up paint the entire interior including walls and trim.  Remove the pellet stove from the fireplace – paint the brick fireplace.  Power wash the patio and gutters.  Paint the mailbox and light post. Updating Your Staircase

I had a beautiful listing in Magee Ranch last year but the hardwood floors were the dated yellow maple.  The buyers have installed new hardwood and stained the railing dark to match the hardwood.  Look at the difference it makes.  This is not a cheap update but the finished look is well worth the money and definitely adds value to your home.  There are so many options with wood. I just sold my own home!

It is one thing to talk the talk but it is another thing to walk the walk! But for all my clients, please know I put myself through all the drills in getting my own home ready for market!!

I think real estate agents should have to move every five years so that we remember how hard it is and how much work it is to get a home ready. And while I am exhausted, the results are in…we sold our house in the first weekend and had multiple offers.

The feedback was SO positive and just reinforces what I tell my clients: A house that is prepared and priced properly will sell quickly in any market.

Is it time to make some changes in your home?

I made these BEFORE and AFTER videos a while back but felt the content still has relevance for today’s market.  Inventory remains low.  There are buyers out there but they are discerning – good houses that are “turn-key” will always sell quicker.  It is in your best interest to take inventory and make a list of things that might need updating in your home.  Be pro-active and do the work sooner rather than later, so that you can enjoy it.  We thought we were going to sell our house last year but it never happened.  In the meantime, I have been enjoying my laundry room and Lucy had the chance to enjoy her bathroom before she went off to college.  Perhaps you should do the same!

Taking Inventory

Every January, I schedule a couple of days to work in my storage unit, which is where I house my staging furniture and accessories. I go through all the pillows, bedding, dishes, artwork, lamps, vases, plants and take a good hard look at each item and ask myself, “Would I put that in my own home?”

If the answer is yes, then the items stays. If not, it goes off to the consignment store. If the item is white, it gets a pass because, “White is the Answer!Continue reading
